The zoning districts designated herein are hereby <br />established so as to assist the City in carrying out the intent and purpose of its Comprehensive <br />Development Plan for the City and to control development in a manner consistent with the <br />provisions of adequate public services and utilities. <br />1320.02 Designation of Zoning Districts. For the purposes of this Code the City of Arden Hills is <br />hereby divided into the following zoning districts: <br /> <br />R-1 Single Family Residential District <br />R-2 Single and Two-Family Residential District <br />R-3 Townhouse and Low Density Multiple Dwelling District <br />R-4 Multiple Dwelling District <br />B-1 Limited Business District <br />B-2 General Business District <br />B-3 Service Business District <br />B-4 Retail Center District <br />NB NB District <br />CC Civic Center District <br />GB Gateway Business District <br />I-1 Limited Industrial District <br />I-2 General Industrial District <br />I-Flex I-Flex District <br />PUD Planned Unit Development Overlay District <br />MR Mixed Residential District <br />MB Mixed Business District <br />CD Conservation District <br />POS Parks and Open Space District <br />1320.03 Allowable Uses. Uses allowed in any district. <br /> <br />Subd. 1 Permitted Principal Uses (P) - Those uses that are allowed as a matter of <br />right and multiple operation uses, as defined herein, if at least one of the operations is a <br />permitted use and none of the operations is classified as a conditional use. Permitted <br />multiple family residential, business or industrial uses are required to submit a site plan <br />in accordance with the requirements in Section 1355. <br /> <br />Subd. 2 Conditional Uses (S) - Those uses that are allowed only after issuance of a <br />Conditional Use Permit as required in Section 1355. <br /> <br />Conditional Uses may include those uses that are: <br /> <br />A. Listed as conditional uses on the Land Use Chart (1320.05) <br /> <br />B. Not listed on the Land Use Chart as either permitted or conditional uses, <br />but which have been reviewed by the Planning Commission and designated <br />by the City Council as conditional uses which are similar to those listed; <br /> <br />C. Uses that are both accessory uses and conditional uses (CA);
