The adoption of the TRC and the rezoning of the TCAAP property based on the TRC <br />Regulating Plan replaced the previous zoning of the 427-acre site as Mixed Business <br />District and Mixed Residential District. <br />3. The proposed Zoning Code amendments would remove all references in the Zoning Code <br />to the Mixed Residential and Mixed Business Districts as these districts were created as a <br />“placeholder” for the TCAAP property until a Master Plan was approved by the City. <br />4. The proposed Zoning Code amendments would not have an effect on any properties in <br />the City as there are currently no properties zoned Mixed Residential or Mixed Business. <br />5. The proposed Zoning Code amendments are in conformance with the 2030 <br />Comprehensive Plan. <br />6. The proposed amendments will create greater consistency between the Zoning Code and <br />the 2030 Comprehensive Plan. <br /> <br /> <br />Notice <br /> <br />Notice on this planning case was published in the Arden Hills/Shoreview Bulletin on March 23, <br />2016. <br /> <br /> <br />Public Comments <br /> <br />The City has not received any public comments regarding this planning case. <br /> <br /> <br />Recommendation <br /> <br />Staff recommends approval of Planning Case 16-009 to amend Sections 1320.02, 1320.04, <br />1320.05, 1320.06, and 1320.135 of the Zoning Code in order to remove references to the <br />previous classification of the 427-acre TCAAP property as Mixed Residential District and Mixed <br />Business District, as presented in the April 6, 2016, Report to the Planning Commission. <br /> <br /> <br />Proposed Motion Language <br /> <br />1.
