Site Plan Review – Section 1260: Sign Standard Adjustment <br /> <br />Section 1260.01 of the Sign Code permits adjustments to sign height, number, type, lighting, <br />area, and/or location through the site plan review process if criteria number 1 or 2 is met and the <br />required criteria number 3 is met. The criteria are as follows: <br /> <br />1. There are site conditions which require a sign adjustment to allow the sign to be <br />reasonably visible from a street immediately adjacent to the site; or, <br /> <br />2. The sign adjustment will allow a sign of exceptional design or a style that will <br />enhance the area or that is more consistent with the architecture and design of the <br />site; and <br /> <br />3. The sign adjustment will not result in a sign that is inconsistent with the purpose <br />of the zoning district in which the property is located or the current land use. <br /> <br />A Sign Standard Adjustment can be justified at this property as the amount of wall signage for a <br />structure and property of this size can be increased in order for the signage to be reasonably <br />visible from the interstate highway adjacent to the site. The proposed design and materials used <br />to construct the sign are comparable to other signs that have been approved through the Sign <br />Standard Adjustment process. The proposed non-illuminated wall sign will create uniform <br />signage throughout the site with colors and style to match the company’s corporate image. <br />Allowing flexibility for a new wall sign to be installed at this property will not result in any <br />inconsistencies with the purpose or intent of the zoning or sign district. Sign Standard <br />Adjustments are allowed by a Site Plan Review and Council approval for properties located in <br />the I-2 District. <br /> <br /> <br />Findings of Fact <br /> <br />The Planning Commission reviewed Planning Case 16-006 at their regular meeting on April 6, <br />2016. Draft minutes from the meeting are included in Attachment E. The Planning Commission <br />offers the following nine (9) findings of fact for consideration: <br /> <br />1. That the property located at 4797 Highway 10 is located in the I-2 General Industrial <br />District. <br />2. That the subject property is located in Sign District 7. <br />3. That Sign District 7 permits wall signage with a maximum sign copy area of forty-five <br />(45) square feet.
