Special attention to screening from roadways must be given. <br /> Screening along Highway 96 must be consistent in appearance and <br /> materials. <br /> 4. Overhead garage doors, large parking lots, mechanical utilities and <br /> other such items must be properly screened. <br /> 5. Special attention must be given to the Gateway entrances at <br /> Highway 96 and Hamline Avenue and at Highway 96 and Lexington <br /> Avenue as specified in the community gateway study. <br /> E. Building Exteriors. The appearance of buildings is the most important <br /> component in land development. Accomplishing the stated purpose of the CC <br /> District requires particular concern for building design. <br /> 1. The arrangement, geometry and massing of individual buildings <br /> shall be responsive to the arrangement of the whole CC District. <br /> 2. Exterior building materials shall be of brick, stone, glass or any <br /> combination thereof, except trim and accessories may be metal. Materials <br /> and colors selected for any individual building shall be compatible with <br /> other buildings in the CC District. <br /> 3. Exterior characteristics and building materials shall utilize <br /> consistent motifs in design, size and scope to create unity in the CC <br /> District. All building elevations shall be considered "fronts." <br /> 4. All service entrance areas, mechanical equipment and trash <br /> handling devices shall be fully screened. <br /> F. Parking. Parking requirements contained in Section 1325.06 shall <br /> apply. However, these requirements may be adjusted by the City in the <br /> project review process if the changes will more effectively accomplish the <br /> stated purpose of the CC District. <br /> 28 <br /> 186721v2 <br />
