<br /> <br /> <br />City of Arden Hills <br />City Council Meeting for May 31, 2016 <br /> <br /> Page 1 of 1 <br />CONSENT ITEM – 5I <br /> MEMORANDUM <br /> <br />DATE: May 31, 2016 <br /> <br />TO: Honorable Mayor and City Councilmembers <br /> Sue Iverson, Acting City Administrator <br /> <br />FROM: Matthew Bachler, Senior Planner <br /> <br />SUBJECT: Planning Case #16-003 <br /> Applicant: Arden Square, LLC c/o The Commers Company <br /> Property Location: 1160 County Road E West <br /> Subject: Arden Square Master and Final PUD Agreement <br /> <br /> <br />Requested Action <br /> <br />Motion to approve the Master and Final Planned Unit Development Agreement with Arden <br />Square, LLC based on the City Council approval of Planning Case 16-003 on April 25, 2016. <br /> <br />Background <br /> <br />On April 25, 2016, the City Council approved Planning Case 16-003 for a Master and Final PUD <br />at 1160 County Road E West. Prior to issuing any development permits for the property <br />improvements, a Master and Final PUD Agreement is required to be approved and executed. The <br />City Attorney has drafted the required Agreement and the document has been reviewed and <br />signed by Arden Square, LLC. <br /> <br />The site, grading, and landscape plans have been revised based on the conditions approved by <br />the City Council on April 25, 2016. Specifically, the plans were updated to show: <br />• New location and dimensions of monument sign at the property entrance drive <br />• Removal of two parking stalls for additional landscape coverage <br />• Reorganization of landscaping along County Road E <br />• Provision of sidewalk at southeast corner of property for pedestrian access to adjacent <br />property <br /> <br />Attachments <br /> <br />A.
