187027v7 <br /> B. The Property contains an existing one-story building. The building houses one <br />tenant which occupies approximately 5,000 square feet. The remaining space is approximately <br />4,500 square feet, is zoned B-2 General Business District, and is currently vacant. <br /> C. Pursuant to Arden Hills Zoning Code Section 1320.085, special requirements for <br />the B-2 General Business District require a Master and Final PUD for proposed site <br />modifications for site plan approvals after November 24, 2008. <br /> D. On the 4th day of January, 2016, Developer submitted an application requesting <br />that the City approve a Planned Unit Development (“Application”) for modification and <br />improvement to the Property in an attempt to attract a new tenant to the building. <br /> E. The Developer’s Application included expanding and rearranging the Property’s <br />drive lanes and parking spaces, and installing a new monument sign, trash enclosure, bicycle <br />racks, and stormwater management system on the Property. <br /> F. The Application is illustrated and described on the following documents, attached <br />and incorporated as part of Planning Case 16-003 on file and recorded at the City of Arden Hills: <br />1. Lighting and Photometric Plan, dated 03/21/16 <br />2. PLANNING COMMISSION REVIEW. On the 6th day of April, 2016, the City <br />Planning Commission reviewed the Application and after considering the Application, the <br />submitted plans, the reports and comments of the City’s staff, the reports and comments of the <br />Developer, and other public comments, and subject to conditions, recommended approval of the <br />Application. <br /> 3. CITY COUNCIL REVIEW. <br />A. On the 25th day of April, 2016, the Arden Hills City Council reviewed the <br />recommendations of the Planning Commission; the materials and comments submitted by City <br />staff and its consultants; and the materials and comments submitted by the Developer and Arden
