Planting Islands – Meets Requirements <br /> <br />At least ten (10) percent of a parking and driving area must be occupied by planting islands <br />that are at least 150 square feet in size and have at least one tree. As proposed, Phase 1 of the <br />project meets the minimum requirements with 14.89 percent of the parking lot occupied by <br />planting islands. Off Street Parking Spaces – Meets Requirement <br /> <br />The number of parking stalls required by the City Code is determined based on the type of <br />land use proposed for a site. In this case, Land O’Lakes is classified as an office use and is <br />required to provide one (1) parking space for each 250 square feet of gross floor area. <br /> <br />Phase 1 of the project does not include any new structures and, therefore, no additional <br />parking spaces are required. However, because the applicant is expanding their Campus in <br />Phase 2 additional parking spaces are required by the City Code. In order to accommodate <br />the proposed construction in Phase 2, the south parking lot is being expanded to provide a <br />total of 267 parking spaces. <br /> <br />With the proposed construction of the new 155,000 square foot four (4) story office structure <br />in Phase 2, a total of 1,676 parking spaces are required by the Code. The applicant is <br />proposing that 1,678 parking spaces be constructed between both phases and that an <br />additional 461 proof-of-parking spaces be provided for future expansion. <br /> <br /> <br />
