Anderson, Acting Public Works Director <br /> <br />SUBJECT: Land O Lakes Phase 1 & 2 plan review <br /> <br /> <br /> <br />I have reviewed the Civil plans dated 6-6-16 prepared by BKBM Engineers for Land O <br />Lakes phase 1 and phase 2 site improvement. The following are my comments: <br /> <br /> <br />1. A grading permit issued by the City of Arden Hills will be required for the site. <br />Additionally, a permit from Rice Creek Watershed has been applied for and proof of <br />this permit being issued must be supplied before the City will issue the Grading and <br />Erosion control permit. <br /> <br />2. Sheet C01-02 – stage watermain removal to maintain water service to the existing <br />building. Shut down to the existing 16 inch watermain shall be minimized as this <br />watermain is essential to serve the north half of Arden Hills. A complete plan <br />detailing the sequence of events to demo and reinstate the watermain connections <br />needs to be prepared by the contractor and approved by the City prior to any work on <br />the watermain. <br /> <br />3. Sheet C02-01 – The storm sewer run from MH A1 to MH A2 crosses the existing 16 <br />inch watermain. Contractor to verify the depth of the watermain and maintain 2 feet <br />of vertical clearance between the watermain pipe and the storm sewer. <br /> <br />4. Sheet C02-01- Driveway connection to Lexington Avenue must be approved by <br />Ramsey County. Traffic study suggests a ¾ access at this location <br /> <br />5. Sheet C02-02 – the emergency overflow elevation needs to provide 1.0 foot of <br />freeboard from the upstream lowest opening. Verify all EOFs along the court yard <br />will provide this for each doorway. <br /> <br />6. Sheet C02-02 – Driveway connections to County Road F require Ramsey County <br />approval. The Traffic study lists a number of improvements along County Road F <br />associated with the development of the site that will be needed to handle the expected <br />traffic.
