John Slack, Perkins + Will May 2, 2016 <br />Land O’Lakes Expansion TS Update Page 6 <br /> <br /> <br />County Road F/Lexington Avenue Intersection <br />Although the County Road F/Lexington Avenue intersection currently operates at an acceptable <br />overall LOS C during the a.m. and p.m. peak hours, the following queuing issues were observed: <br />A.M. Peak Hour <br />• Queueing was observed on the southbound intersection approach (95th percentile queue <br />~ 450 feet), resulting in occasional blockage of access to a driveway on the west side of <br />Lexington Avenue. <br />P.M. Peak Hour <br />• Queueing was observed on the eastbound intersection approach (95th percentile queue <br />~ 300 feet), resulting in occasional blockage of access to the eastbound shared through/ <br />right-turn lane. <br />Proposed Expansion <br />The proposed Land O’Lakes headquarters expansion, shown in Figure 3, includes construction of an <br />approximate 155,000 square foot building, as well as parking and access improvements. Once <br />completed in the year 2018, the expanded campus is expected to employ approximately 2,100 people, <br />which includes employees from the nearby leased Shoreview offices relocating to the expanded <br />headquarters.
