John Slack, Perkins + Will May 2, 2016 <br />Land O’Lakes Expansion TS Update Page 8 <br /> <br /> <br />Trip Generation <br />To account for traffic impacts associated with the proposed expansion, trip generation estimates for <br />the a.m. and p.m. peak hours as well as a daily basis were developed. These trip generation estimates, <br />shown in Table 4, were developed using existing observed trip generation rates and engineering <br />judgment. Trip generation estimates completed based on the ITE Trip Generation Manual, 9th Edition <br />compare well with the a.m. and p.m. peak hour estimates based on observed trip generation rates. <br />Table 4 Trip Generation Estimates <br />Land Use Type (ITE Code) Size <br />A.M. Since existing total daily trip observations were not available, the ITE trip generation <br />estimate of approximately 4,914 daily trips is an appropriate supplement. Upon reaching employee <br />capacity, the proposed expanded campus is expected to generate approximately 1,090 a.m. peak hour, <br />943 p.m. peak hour, and 5,870 daily trips. These trips were distributed throughout the area based on <br />the directional distribution shown in Figure 4, which was developed based on existing travel patterns <br />and engineering judgment. <br />Year 2018 Conditions <br />To help determine impacts associated with the proposed expansion, traffic forecasts were developed <br />for year 2018 conditions (i.e. year of opening). The year 2018 conditions take into account general <br />area background growth and traffic generated by the proposed expansion. The following sections <br />provide details on the planned Lexington Avenue reconstruction, background traffic forecasts, and <br />the intersection capacity analysis for year 2018 conditions. <br />
