<br />City of Arden Hills <br />City Council Meeting for November 14, 2016 <br />P:\Planning\Planning Cases\2016\PC 16-031 - Land O'Lakes - PUD Amendment\Memos_Reports_16-031 <br />Page 1 of 3 <br />NEW BUSINESS – 8B <br /> MEMORANDUM <br /> <br />DATE: November 14, 2016 <br /> <br />TO: Honorable Mayor and City Councilmembers <br /> Sue Iverson, Interim City Administrator <br /> <br />FROM: Eric Zweber, AICP, Interim City Planner <br /> <br />SUBJECT: Planning Case #16-031 <br /> Applicant: Land O’Lakes <br /> Property Location: 4001 Lexington Avenue North <br /> Request: Planned Unit Development (PUD) Amendment <br /> <br /> <br />Requested Action <br /> <br />Motion to approve Planning Case 16-031 for a Planned Unit Development (PUD) Amendment <br />for changes to the height of roof-mounted mechanical equipment on the new Land O’Lakes <br />office building located at 4001 Lexington Avenue North, based on the findings of fact and <br />submitted plans, and the four conditions in the November 14, 2016, Report to the City Council. <br /> <br />Background <br /> <br />The City Council approved a Final PUD for Phase 2 of the Land O’Lakes campus expansion <br />plan on July 25, 2016 (PC 16-016). Phase 2 of the project includes the construction of a four- <br />story, approximately 155,000 gross square foot office building located just north of the existing <br />principal buildings on the campus. <br /> <br />As part of the Final PUD approval, the City granted Land O’Lakes flexibility for the height of <br />roof-mounted mechanical equipment on the office building. The Zoning Code exempts roof- <br />mounted mechanical equipment from the building height limitations if the enclosures do not <br />extend more than 12 feet above the roof line. The City approved a height of 14 feet – 8 inches for <br />the roof-mounted mechanical equipment on the new building. The approved building plans <br />included a screen along the roof line that will match the color of the building and screen the <br />mechanical equipment from public view. <br /> <br /> <br />
