-A EN�11LLS <br /> CITY OF ARDEN HILLS <br /> COUNTY OF RAMSEY <br /> STATE OF MINNESOTA <br /> RESOLUTION NO. 2016-036 <br /> RESOLUTION APPROVING A MINOR SUBDIVISION FOR 1401 WEST COUNTY <br /> ROAD E <br /> WHEREAS: on October 4, 2016, Kathleen Trussell (Behr), the heir to the deceased property <br /> owners of 1401 West County Road E, submitted a completed application for review of a <br /> Minor Subdivision to split the existing 40,322 square foot parcel of land, as depicted on <br /> the attached Exhibit"A". <br /> WHEREAS: on November 9, 2016, the Planning Commission reviewed the application by <br /> Kathleen Trussell and at the conclusion of the public hearing recommended approval, <br /> subject to two conditions, after recommending approval of a variance to the lot width and <br /> a variance to the requirement that minor subdivisions comply with all zoning <br /> requirements, and making a finding that the proposed Minor Subdivision will not have an <br /> adverse impact on the surrounding properties or on the community as a whole. <br /> WHEREAS: on November 28, 2016, the City Council received and considered the <br /> recommendations of the Planning Commission. <br /> NOW THEREFORE BE IT RESOLVED: That the Council of the City of Arden Hills <br /> approves the Minor Subdivision for 1401 West County Road E, dated November 28, 2016 <br /> subject to the following two conditions: <br /> 1. Approval of a 5 foot variance to the lot width and a variance to the requirement that <br /> minor subdivisions comply with all zoning requirements. <br /> 2. The applicant shall record the Minor Subdivision with Ramsey County and a copy shall <br /> be provided to the City within 180 days of the City's approval. <br /> ADOPTED BY THE CITY COUNCIL OF THE CITY OF ARDEN HILLS THIS 28th <br /> DAY OF NOVEMBER, 2016. <br /> David Grant,Mayor <br /> ATTEST: <br /> QdA� , dv� <br /> J Hanson, City Clerk <br />
