Add crosswalk striping to all locations where the sidewalks cross an access drive or <br />public street. <br />17. All sidewalk crossing ramps shall be constructed to ADA standards <br />18. Wall signage on the multi-tenant retail building shall comply with City Code Section <br />1250.01. <br />19. The sign copy area for each freestanding monument sign shall be no more than 50 <br />square feet total. <br />20. The retail principal use shall be restricted to the multi-tenant commercial building on <br />Lot 3. <br />21. Restaurant or restaurant-fast food uses shall be restricted to the multi-tenant <br />commercial building on Lot 3 and shall not occupy more than 3,000 square feet of the <br />building. <br />22. The developer shall install all landscaping for Lot 1 and the landscaping at the County <br />Road entrance drive as part of the Phase 1 improvements. <br />23. The applicant shall submit an agreement for shared management and maintenance of <br />the parking areas, landscaping, stormwater facilities, and common areas prior to the <br />City executing the Final Plat. <br />24. The applicant shall conform to all other City regulations. <br /> <br /> <br />Given the changes made to the development plans, staff is recommending that the additional two <br />(2) conditions be included in the motion of approval: <br /> <br />25. Any tree removal in future phases shall not receive the 10% permitted tree removal <br />and must pay $33.33 as fee-in-lieu for each caliper inch required to be replaced. <br />26. For any subsequent phases, a 100-foot right turn lane on Lexington Avenue shall be <br />required. The funding for the turn lane shall be the responsibility of the developer. <br /> <br /> <br />Options <br /> <br />1. Approve the proposal as submitted. <br />2. Approve the proposal with conditions (Recommended Action). <br />3. Deny the application with reasons for denial. If the City denies the petitioners request, <br />“…it must state in writing the reasons for the denial at the time it denies the request.” <br />4.
