December 30, 2016  <br />Eric Zweber  <br />City of Arden Hills  <br />1245 West Highway 96  <br />Arden Hills, MN 55112  <br />Re: Bremer Bank Addition   <br />Dear Mr. Zweber,  <br />I have reviewed the Bremer Bank Phase 1 construction plans and I have the following comments:  <br />The driveway location proposed onto Lexington Ave. for Phase 1 construction of Bremer Bank is <br />acceptable. For any subsequent phases, the 100 foot right turn lane on Lexington Ave. will be <br />required along with relocating the driveway further south. The County is planning a <br />construction project on County Road F in 2018 and it would beneficial to all parties to <br />construct the turn lane as part of project. The funding for the turn lane would be the <br />responsibility of the developer. If this is acceptable, the City and County should determine <br />requirements to be included in the Developer’s Agreement. <br />A right of way permit will be required for any construction activity occurring within the County’s <br />right of way. Please contact Doug Heidemann at 651‐266‐7186 or <br />douglas.heidemann@co.ramsey.mn.us to discuss permit requirements. <br />Sincerely,  <br />Erin Laberee, PE  <br />Traffic Engineer  <br />Attachment F
