<br />_____________________________________________________________________________________________ <br />City of Arden Hills <br />City Council Meeting for March 20, 2017 <br />P:\Planning\Planning Cases\2017\PC 17-006 - Higher Education Study\CC Packet_03202017_17-006\Memo.docx <br />Page 11 of 11 <br /> <br /> Do the purpose statements and uses within the zoning districts match the existing <br />businesses that are operating within these districts? <br />The Planning Commission did observe that the I-1 and I-2 zoning districts have very <br />similar purposes and uses, but that the existing businesses are quite different. The I-1 <br />district is the area generally located north of I-694 and between Lexington and Hamline <br />Avenues. This I-1 area has office uses like Lake O’Lakes and Gradient, research such as <br />Boston Scientific and has even been consider for retail with the proposed Bremer Bank <br />renovation. The only I-2 properties in Arden Hills are the Scherer Bros. Lumber at US <br />Highway 10 and I-35W and the railroad spur to the south of Scherer Bros. The Planning <br />Commission discussed that the uses in these two districts should be reviewed so that I-1 <br />has more office and less industrial and opposite for the I-2 district. <br /> <br />Requested Action <br /> <br />1. That the City Council provides any direction or guidance to the Planning Commission <br />regarding the scope and extent of effort for the Higher Education Study. <br />2. Review the Campus Master Plans, Universities’ Missions and the Purpose Statement and <br />Uses within the business and industrial zoning districts.
