All roof-mounted mechanical equipment shall be screened from ground-level view of <br />public streets. Wood screening shall not be permitted. <br />13. The Rock Face CMU-2 building material shall have a color consistent with the Brick <br />building material, as shown on Sheet A3.1. <br />14. The Developer shall provide the City with a copy of the Shared Parking Agreement that <br />provides for shared parking between 3833 Lexington Avenue and 1120 Red Fox Road <br />prior to the issuance of a building permit for Phase 2. <br />15. The PUD Amendment and Phase 2 Development Agreement shall address the <br />Developer’s responsibility for the cost of the eastbound right-turn lane at the Red Fox <br />Road and Lexington Avenue intersection scheduled to be constructed as part of the <br />Ramsey County improvement project for Lexington Avenue in 2020. <br />16. Wall signage for the Phase 2 building shall be limited to no more than 40 square feet for <br />the ten central tenant bays and no more than 60 square feet for the two end tenant bays at <br />the north and south sides of the building. <br /> <br /> <br />Options <br /> <br />1. Approve the proposal as submitted. <br />2. Approve the proposal with conditions (Recommended Action). <br />3. Deny the application with reasons for denial. If the City denies the petitioners request, <br />“…it must state in writing the reasons for the denial at the time it denies the request.” <br />4. Table for additional information. <br /> <br /> <br />Notice and Public Comments <br /> <br />Notice was published in the Arden Hills-Shoreview Bulletin on March 22, 2017. Notice was <br />prepared by the City and mailed to property owners within 500 feet of the subject property. Staff <br />has not received any letters, e-mails, or telephone calls from property owners or residents in <br />regards to this planning case. <br /> <br /> <br />Deadline for Agency Actions <br /> <br />The City of Arden Hills received the completed application for this request on March 27, 2017. <br />Pursuant to Minnesota State Statute, the City must act on this request by May 26, 2017 (60 days), <br />unless the City provides the petitioner with written reasons for an additional 60 day review <br />period. The City may, with the consent of the applicant, extend the review period beyond the <br />initial 120 days. <br /> <br /> <br />
