• We are creating a beautiful home and yard that will improve the neighborhood and
supports the spirit of the Arden Hills’ ordinance.
4. The variance will not create a land use not permitted in the zone
• The variance does not create any zoning issues
5. The variance will not alter the essential character of the City
• We are creating a beautiful home and yard that will improve the neighborhood.
6. The variance is not for economic reasons alone
• See requirement #1 – there are no elegant ways to resolve these issues and meet the
setback criteria

Tree Preservation Plan
We have one large maple that we plan to take down during construction. The tree must be taken down
regardless, as it is leaning at a significant angle directly toward / over the house. It hangs directly over
the master bedroom within feet of the roof. Although we plan to plant many new trees, we do not feel
the removal of the maple requires the 2:1 replacement criteria. My father is Dr. Bert Swanson, a retired
professor of Horticulture at the University of Minnesota and active consultant in the nursery industry
will be helping with our yard. The yard has been long neglected – including woody trees and shrubs,
perennials, lawn and lake shore. We plan to have one of the most beautiful yards in the neighborhood.

Schedule
We plan to follow this schedule. We are anxious to begin our project.
Pre-application planning meeting TBD
Application date 3/6
Planning Commission Date 4/5
City Council Meeting 4/24

Legal Description
• Terrens Certificate No.: 614912
• That part of Lot 6, Block 2, Arden Hills, lying south of the following described line: Beginning at
the northeast corner of said Lot 6; thence on a bearing of North 82 degrees 38 minutes 02
seconds West a distance of 236.0 feet; thence North 80 degrees 41 minutes 52 seconds West 35
feet, more or less, to the shoreline of Lake Johanna and there terminating.
