Hansen, AIA Mohagen Hansen Architecture I Interiors Project: HealthPartners Clinic Expansion Parking Project No.: MH Project No. 17031.OHLP CC: Stacy Collins, Mohagen Hansen Architecture Interiors Todd Young and Molly Ells, HealthPartners PROJECT DESCRIPTION General The HealthPartners Clinic located at 3930 Northwoods Drive, Arden Hills, MN is proposing to expand their current clinic building to accommodate the current growth needs, as well as anticipated future growth. The current building is approximately 26,537 GSF with a proposed building expansion of 8,531 GSF. The building and site expansion will be designed to offer an extension of the existing building form and material to provide a cohesive design. The expansion of the building will allow for additional primary care providers to be added, as well as specialty providers that were not previously located at this clinic. Site/Parkins The current site was designed to accommodate 152 parking stalls for patients, visitors, and full and part time employees. The site parking was to be designed to accommodate a minimum parking ratio of 5 stalls/ 1,000 sq. ft., but the ultimate design provided a parking ratio of 5.7 stalls/ 1,000 sq. ft, This calculation accommodates both the patients and staff, and in addition, reduced the previous parking surface. HealthPartners even conducted their own Parking Analysis in November of 2016 and found the site to be over parked on an average of 34 spaces throughout the day. Building Expansion The proposed building expansion will increase the gross building area by 8,531 GSF for a total building area of 35,068 GSF. Mohagen Hansen is proposing to expand the parking for the new clinic addition at a parking ratio of 5.5 stalls/ 1,000 sq. ft., which was determined to be acceptable to accommodate the existing clinic volume and staff once you account for the open stalls throughout the day, since the site is currently overparked. The new building expansion will provide a total of 193 parking stalls for accommodate the patients and additional staff members. Landscape The project's total landscaped area is 56,459 sq. ft. in total. There are 5,653 sq. ft. of total landscaped area planted with trees, shrubs, and perennials. 10% of all landscaped areas are planted to meet the 10% requirement.
