Hansen, AIA <br /> Mohagen Hansen Architecture I Interiors <br /> Project: HealthPartners Clinic Expansion Parking <br /> Project No.: MH Project No. 17031.OHLP <br /> CC: Stacy Collins, Mohagen Hansen Architecture Interiors <br /> Todd Young and Molly Ells, HealthPartners <br /> PROJECT DESCRIPTION <br /> General <br /> The HealthPartners Clinic located at 3930 Northwoods Drive, Arden Hills, MN is proposing to expand their current <br /> clinic building to accommodate the current growth needs, as well as anticipated future growth. <br /> The current building is approximately 26,537 GSF with a proposed building expansion of 8,531 GSF. The building and <br /> site expansion will be designed to offer an extension of the existing building form and material to provide a cohesive <br /> design. <br /> The expansion of the building will allow for additional primary care providers to be added, as well as specialty <br /> providers that were not previously located at this clinic. <br /> Site/Parkins <br /> The current site was designed to accommodate 152 parking stalls for patients, visitors, and full and part time <br /> employees. The site parking was to be designed to accommodate a minimum parking ratio of 5 stalls/ 1,000 sq. ft., <br /> but the ultimate design provided a parking ratio of 5.7 stalls/ 1,000 sq. ft, This calculation accommodates both the <br /> patients and staff, and in addition, reduced the previous parking surface. <br /> HealthPartners even conducted their own Parking Analysis in November of 2016 and found the site to be over parked <br /> on an average of 34 spaces throughout the day. <br /> Building Expansion <br /> The proposed building expansion will increase the gross building area by 8,531 GSF for a total building area of 35,068 <br /> GSF. Mohagen Hansen is proposing to expand the parking for the new clinic addition at a parking ratio of 5.5 stalls/ <br /> 1,000 sq. ft., which was determined to be acceptable to accommodate the existing clinic volume and staff once you <br /> account for the open stalls throughout the day, since the site is currently overparked. The new building expansion will <br /> provide a total of 193 parking stalls for accommodate the patients and additional staff members. <br /> Landscape <br /> The project's total landscaped area is 56,459 sq. ft. in total. There are 5,653 sq. ft. of total landscaped area planted <br /> with trees, shrubs, and perennials. 10% of all landscaped areas are planted to meet the 10% requirement. <br /> MOHAGEN HANSEN <br /> Architecture I Interiors <br />
