Section 1325 – General Regulations <br /> <br />A. Antennas, Dish Antennas, and Towers (Section 1325.09) <br /> <br />Height (Section 1325.09, Subd 5) – Meets Requirements <br /> <br />The Zoning Code states that no antenna shall be mounted at a height exceeding 75 feet. The <br />proposed upgrade to the antenna installation would extend the two canisters housing the antennas <br />to a height of 63 feet above ground level. <br /> <br />Location – (Section 1325.09, Subd 6) – Meets Requirements <br /> <br />The location of the existing antenna installation was approved by the City in Planning Case 10- <br />010. The proposed upgrade would not relocate the existing antenna support structures. All new <br />antennas would continue to be housed in the two antenna assembly canisters. The location of the <br />antennas on the roof of the Brushaber Commons building is approximately 1,185 feet from the <br />nearest property line. The roof of the building is not visible outside the Bethel University <br />campus. <br /> <br />All other location requirements are met by this application. <br /> <br />Screening (Section 1325.09, Subd. 7) – Meets Requirements <br /> <br />The Zoning Code requires antennas to be painted to match the color of the structure to which <br />they are attached. The antennas themselves will not be visible because they are located inside of <br />the antenna assembly canisters. The canisters will be painted to blend in with existing <br />mechanical equipment on the roof. <br /> <br /> <br />3. Section 1355.04 Subd 3 – Conditional Use Permit <br /> <br />Section 1355.04, Subd 3 of the Arden Hills Zoning Code lists the criteria for evaluating a <br />Conditional Use Permit. The Planning Commission should consider the effect of the proposed <br />use upon the health, safety, convenience and general welfare of the owners and occupants of the <br />surrounding land, in particular, and the community as a whole, in general, including but not <br />limited to the following factors: <br /> <br />1. Existing and anticipated traffic and parking conditions; <br />2. Noise, glare, odors, vibration, smoke, dust, air pollution, heat, liquid or solid waste, and <br />other nuisance characteristics; <br />3. Drainage; <br />4. Population density; <br />5. Visual and land use compatibility with uses and structures on surrounding land; adjoining <br />land values;
