<br />City of Arden Hills <br />Planning Commission Meeting for July 6, 2016 <br /> <br />P:\Planning\Planning Cases\2016\PC 16-016 - Land O'Lakes - Final PUD Phase 2\Memos_Reports_16-016 <br />Page 1 of 15 <br /> MEMORANDUM <br /> <br />DATE: July 6 , 2016 PC Agenda Item 3.B <br /> <br />TO: Planning Commission <br /> <br />FROM: Ryan Streff, City Planner <br /> <br />SUBJECT: Planning Case #16-016 – No Public Hearing Required <br /> Applicant: Land O’Lakes <br /> Property Location: 4001 Lexington Avenue North <br /> Request: Final Planned Unit Development (PUD) Phase 2 <br /> <br /> <br />Requested Action <br /> <br />The applicant is requesting approval of the Final Planned Unit Development (PUD) for Phase 2. <br />In Phase 2 a new four-story office building will be constructed along with the reconfiguration <br />and expansion of the parking area on the north side of the campus. <br /> <br /> <br />Background/Overview of Request <br /> <br />The Land O’Lakes corporate headquarters has operated in Arden Hills since 1981, and operates <br />as a Planned Unit Development (PUD) originally approved in Planning Case 79-004. The <br />original Master PUD was recently amended to include two additional phases of development. <br />The Planning Commission reviewed the Master PUD Amendment and the Final PUD for Phase 1 <br />of the project during their regular meeting on June 8, 2016, and unanimously recommended <br />approval. Following the Planning Commission review, the City Council approved the Master <br />PUD and Final PUD for Phase 1 of the development on June 27, 2016. The following is a list of <br />all known land use requests that have been reviewed by the City for the property: <br /> <br />Planning Case Application Request City Council Action <br />79-004 Special Use Permit PUD – Corporate Campus 5/21/79 – Approved <br />85-009 Variance Entrance & Monument Signs 8/12/85 – Approved <br />87-027 Site Plan Review Parking Lot Expansion 8/10/87 – Approved <br />88-028 Site Plan Review 3,000 sf. Building Addition 8/8/88 – Approved <br />16-014 Master PUD & Final Phase 1 Master PUD & Phase 1 - Parking 6/27/16 - Approved
