Lot Coverage - Meets Requirements <br /> <br />Properties in the Gateway Business District are required to maintain landscape coverage of 35 <br />percent. Currently, 108,506 square feet, or 66.91 percent, of the lot is comprised of pervious <br />areas. The project would result in a decrease in pervious area by 260 square feet for proposed <br />landscape coverage of 66.75 percent. Height - Meets Requirements <br /> <br />The maximum height for buildings in the Gateway Business District is 35 feet. The proposed <br />addition would measure 15 feet – 7 inches in height. <br /> <br />C. Setbacks - Meets Requirements <br /> <br />The minimum setbacks for principal structures in the Gateway Business District are 50 feet in <br />the front yard and 20 feet in the rear and side yards. The existing principal structure is in <br />conformance with the setback requirements. Since the property is situated at the corner of <br />Highway 96 and Round Lake Road, the 50-foot front yard setback is required to be maintained <br />along both of these street frontages. As proposed, the addition would be located 50 feet from the <br />Highway 96 property line. The addition would not extend the principal structure any closer to the <br />other property line. <br /> <br />D. Floor Area Ratio - Meets Requirements <br /> <br />The floor area ratio (FAR) is calculated by dividing the gross square footage of the dwelling by <br />the lot area. The maximum FAR permitted for one-story buildings in the Gateway Business <br />District is 0.3. The proposed addition would result in an FAR of 0.035 for the property. <br />
