Floor Area Ratio – Conforming <br /> <br />The floor area ratio (FAR) is calculated by dividing the gross square footage of the dwelling by <br />the lot area. In the R-1 District, the maximum FAR permitted is 0.3. The proposed dwelling <br />would have a finished floor area of 2,125 square feet on the main level and 1,763 square feet on <br />the lower level. The total finished square footage would be 3,888 square feet for an FAR of 0.13. <br /> <br />F. Tree Preservation <br /> <br />A Tree Preservation Plan is required for all new building construction. The applicants have <br />identified 38 significant trees on the property totaling 707 caliper inches. In order to construct the <br />new dwelling, 8 significant trees (106 caliper inches) would be removed. The City’s Tree <br />Preservation Ordinance allows up to 10 percent of the total caliper inches of trees on a site to be <br />removed before mitigation is required. <br /> <br />In this case, the permitted removal would be 70.7 caliper inches. Since the proposal includes the <br />removal of more trees than allowed by the Ordinance, replacement tree plantings are required. <br />The mitigation rate is calculated by subtracting the permitted removal from the proposed <br />removal and dividing by two. For this proposal, 17.6 caliper inches of trees would need to be <br />planted. Staff has recommended as condition of approval that the required replacement trees be <br />planted prior to the City issuing a final certificate of occupancy for the dwelling. <br />
