The property owners shall provide 17.6 caliper inches of new tree plantings per the <br />submitted Tree Preservation Plan prior to the issuance of a final certificate of <br />occupancy for the dwelling. Deciduous trees shall be a minimum of 2.5 caliper inches <br />in size, and coniferous trees a minimum of 6 feet in height. <br /> <br /> <br />Proposed Motion Language <br /> <br />1. Recommend Approval with Conditions: Motion to recommend approval of Planning Case <br />16-022 for a variance at 1500 Arden Place, based on the findings of fact and submitted plans, <br />as amended by the six conditions in the September 7, 2016, Report to the Planning <br />Commission. <br /> <br />2. Recommend Approval as Submitted: Motion to recommend approval of Planning Case 16- <br />022 for a variance at 1500 Arden Place, based on the findings of fact and submitted plans in <br />the September 7, 2016, Report to the Planning Commission. <br /> <br />3. Recommend Denial: Motion to recommend denial of Planning Case 16-022 for a variance at <br />1500 Arden Place based on the following findings of fact: findings to deny should <br />specifically reference the reasons for denial and why those reasons cannot be mitigated. <br /> <br />4. Table: Motion to table Planning Case 16-022 for a variance at 1500 Arden Place: a specific <br />reason and/or information request should be included with a motion to table. <br /> <br /> <br />Notice <br /> <br />Although a variance does not require a public hearing, a public meeting notice was prepared by <br />the City and mailed to properties within 350 feet of the subject property. <br /> <br /> <br />Public Comments <br /> <br />The City has received letters of support for the requested variance from the following property <br />owners: 1455, 1466, 1475, 1480 Skiles Lane, and 1485, 1492, 1532, 1540, 1545, 1548 Arden <br />Place. All ten of these properties are within 350 feet of 1500 Arden Place. 1492 Arden Place is <br />the adjacent property located to the east of the subject property. A copy of each of the support <br />letters have been provided in Attachment G. <br /> <br />The City has not received any public comments opposing the proposed variance. <br /> <br /> <br /> <br />
