Approved July 13, 2015 <br />Revised December 12, 2016 <br /> <br />Section 4: Definitions TCAAP Redevelopment Code <br />Page | 28 <br /> <br /> <br />Image of a Small Lot Single <br />Family <br />Small Multi-Family Use <br />A building containing three to eight (3-8) residential units and which may include townhomes, <br />row homes, manor homes/multi-unit houses, stacked flats, or triplexes/quadplexes. <br />Small Retail or Office Building <br />The Small Retail/Office Building is a commercial building that is generally located at street <br />intersections or as transitions between higher intensity commercial uses and lower intensity <br />residential uses. The ground floor space can be used for office, personal service or retail uses. It <br />is especially appropriate for incubating neighborhood-serving retail and service uses and <br />allowing some adjoining streets and multi-modal corridors to expand as the market demands. <br />Stacked Flats <br />Stacked flats building type is a medium-sized structure that consists of less than twelve (12) <br />side-by-side and/or stacked dwelling units, typically with one shared entry. This type of <br />building can include a courtyard apartment. This residential building type is appropriately- <br />scaled to fit within medium-density neighborhoods or as transitions between neighborhoods and <br />commercial corridors. It enables appropriately-scaled, well-designed infill residential and is <br />important for providing a broad choice of housing types and promoting walkability. <br /> Image of a Stacked Flat  <br />Street Frontage Designation <br />As identified on the Regulating Plan, existing and recommended streets in the TRC area are <br />designated as Pedestrian Priority, Pedestrian-Friendly or General Streets. Each frontage <br />designation establishes a certain development context in order to improve walkability and <br />pedestrian orientation within the TRC Plan Area. <br />
