<br />While group quarters housing is calculated separately from traditional housing, it is
<br />important to recognize this type of housing can impact the City’s sewer, water,
<br />transportation, parks, and recreation systems differently than traditional types of
<br />housing. It is likely that the number of people living in group quarters at Bethel
<br />University, Presbyterian homes, and other group homes will increase as those facilities
<br />do have additional land to expand. Therefore, it is important for the City to work with
<br />these institutions to manage the potential impacts as well as promote a diversity of
<br />housing.

<br />7.3 HOUSEHOLD FORECASTS
<br />
<br />The total number of households in Arden Hills is forecasted to increase by over 55
<br />percent between 2010 and 2040.

<br />The rate of forecasted household growth in Arden Hills surpasses all adjacent
<br />communities as well as Ramsey County. In establishing its forecasts, the Metropolitan
<br />Council is assuming full development of the buildable portion of the TCAAP property by
<br />2030 which will also represent essentially a full build-out of Arden Hills.

<br />The significantly higher people per household in Arden Hills is misleading because the
<br />people living in group quarters housing is included in the total population, but the group
<br />quarters housing structures does not add to the number of households in the City.
