Chapter 11, Subdivision Regulations Review <br /> <br />A. Street Plan & Streets <br /> <br />No new streets are being constructed for the Ernie Nelson Estates development. All four lots will <br />have their own driveway access onto New Brighton Road, similar to the other single family <br />detached housing along New Brighton Road. <br /> <br />B. Easements <br /> <br />City subdivision regulations require 12-foot wide utility and drainage easements dedicated to the <br />City along the right-of-way and centered on common lot lines. The plat includes 10-foot utility <br />and drainage easements that are centered on the common lots lines throughout the development <br />and a 10-foot easement along the New Brighton Road right-of-way and along the rear property <br />line of Lot 1. The rear drainage and utility easement on Lots 2, 3, and 4 include the area around <br />the infiltration basin and wetland. Staff recommends that the easements be expanded in the areas
