Height – Meets Requirements <br /> <br />The maximum height for buildings in the I-Flex District is 45 feet. The proposed addition would <br />have a maximum height of 19 feet – 8 inches. <br /> <br />C. Setbacks – Meets Requirements <br /> <br />The minimum setback for principal buildings in the I-Flex District is 50 feet in the front yard, <br />and 20 feet in the rear and side yards. In planned unit developments, the building setbacks from <br />the internal lot lines are less of a concern. The primary concern is the setback measurement from <br />Northwoods Drive and Interstate 694, and the adjacent properties to the west and the east of the <br />property. I-Flex District Special Requirements – Meets Requirements <br /> <br />The I-Flex Special Requirements section states that to accomplish the goals of the district, <br />particular attention should be given to the design of buildings, site features (such as landscaping, <br />lighting, and signage) and site design The geometry, massing, materials, and colors of the <br />building shall be responsive to existing buildings, site features, and site design on adjoining sites <br />in the district. The City Council will make the final determination on the compatibility and <br />consistency with this provision. <br /> <br />The proposed addition would be consistent with the existing building in terms of massing, <br />materials, and colors. As part of the project, Health Partners would update the existing façade <br />with a stone veneer material that would also be included on the addition. The site currently has <br />extensive tree coverage around the stormwater pond and along Northwoods Drive and the <br />western property boundary. Additional trees and perennial planting areas would be added as part <br />of the addition project. <br /> <br />Section 1325 – General Regulations <br /> <br />A. Landscaping and Tree Preservation – Section 1325.05 Subd. 1 and 1325.055 <br /> <br />Minimum Caliper Inches and Tree Ratio – Exceeds Requirements <br />Based on the square footage of the proposed building addition, the City Code requires 26.7 <br />caliper inches of new trees be planted. A Tree Preservation Plan was provided and no mitigation
