The site parking was to be designed to accommodate a minimum <br />parking ratio of 5 stalls / 1,000 sq. ft., but the ultimate design provided a parking ratio of 5.7 <br />stalls/1000. This calculation accommodates both the patients and staff and in addition reduced <br />the pervious parking surface. <br />HealthPartners even conducted their own Parking Analysis in November of 2016 and found the <br />site to be over parked on an average of 34 spaces throughout the day. <br />Building Expansion <br />The proposed building expansion will increase the gross building area by 8,531 gsf for a total <br />building area of 35,068 gsf. Mohagen Hansen is proposing to expand the parking for the new <br />clinic addition at a parking ratio of 5.5/1000 which was determined to be acceptable to <br />accommodate the existing clinic volume and staff once you account for the open stalls <br />throughout the day, since the site is currently overparked. The new building expansion will <br />provide a total of 193 parking stalls to accommodate the patients and additional staff members. <br />Landscape <br />The project's total landscaped area is 56,459 sf in total. There are 5,653 sf of total landcaped <br />area planted with trees, shrubs, and perennials. 10% of all landscaped areas are planted to meet <br />the 10% requirement. <br />Signage <br />The current building has an Urgent Care sign and a HealthPartners Clinic sign on the North side <br />of the building. The owner is requesting that they be allowed to add a HealthPartners sign to the <br />front or South side of the building, and also one to the West end of the new building addition to <br />help patients identify the building location from a distance as they approach the building in their <br />vehicle.
