The development as a whole would be expected to meet the landscaping and
structure coverage, and other similar requirements. For example, one property in the PUD may
have 60 percent building coverage, but the development as a whole may not exceed 50 percent
building coverage to maintain conformance with the underlying zoning district.

Site Data
Future Land Use Plan: I/O – Light Industrial and Office
Existing Land Use: OFC – Office
Zoning: I-1 – Limited Industrial District
Lot Sizes: Parcel 1: 6.94 acres (302,355 s.f.)
Parcel 2: 3.42 acres (148,975 s.f.)
Parcel 3: 2.76 acres (120,313 s.f.)
Parcel 4: 3.46 acres (150,915 s.f)
TOTAL: 16.59 acres (722,558 s.f.)
Topography: Fairly Flat

Ms. Rybak reviewed the surrounding area and the Plan Evaluation.

Ms. Rybak provided the Findings of Fact for review:

1.
