Economic, energy, andsustainability changesrequire boldand <br />creativeplanning ideas. Fewcitieshavedevelopablelandwithinamajormetro <br />areawiththeopportunity tocreateanewuniquegrowthcommunityfromthe <br />groundupthatcouldsellitselfifdevelopedconsistentwithleading-edge <br />sustainable designprinciples. <br />ThispaperrespondstotheCity’srequestforrecommendations anddesign <br />guidelinesregardingtheTCAAPproject (Project). Theappropriategoalforthe <br />Projectistodesignarealisticbutcreativesustainablecommunity thatis <br />preparedforenergychange, andfostersenvironmentalhealthandeconomic <br />sustainability.
