Key Personnel / 6 <br />A Proposal to Provide Planning Services for a Small Area Study for the City of Arden Hills <br />Eric Zweber, AICP <br />Project Manager/Senior Planner <br />Eric is a senior planner and land use specialist at WSB. He has 15 years of experience working <br />directly with residents, business, agencies, and other stakeholders on a variety of plans, programs, <br />and projects. Eric has direct experience in single and multiple family housing, commercial, industrial, <br />institutional, and mixed-use developments. He has experience working for a number of communities <br />in Minnesota, including Arden Hills, Rosemount, Victoria and Wayzata, as well as for communities in Oregon and <br />Wisconsin. He has a deep understanding of development and land use and takes a proactive approach to fi nding design <br />solutions that meet the community’s goals and the existing market forces. <br />Highway 13 Redevelopment Study | Savage, MN <br />Eric served as the project manager for the Highway 13 Redevelopment Study which reviewed a 70 year old industrial <br />park with many non-conforming lots and non-conforming uses. The Study included interviews with business and property <br />owners; an evaluation of the existing buildings and infrastructure; code and fee comparisons with fi ve neighboring cities; <br />and short, medium and long term recommendations to redevelop underutilized sites and improve the study area for <br />existing successful businesses. <br />Jim Gromberg <br />Economic Development Coordinator <br />Jim has over 25 years of experience in economic development including both redevelopment <br />projects and greenfi eld developments. Most recently, Jim was the State of Minnesota’s Business <br />Development Representative for the Twin Cities metro area, focusing on the attraction of new <br />businesses to the state and assisting businesses in expanding their current locations. Jim has <br />also served as the Vice President for Business Banking for Landmark Bank focusing primarily on SBA lending, the <br />Business and Community Relations Manager for Connexus Energy, City Manager for Isanti, and Economic Development <br />Coordinator for the City of Ramsey. Jim has also served as the President of the Economic Development Association of <br />Minnesota, President of the Anoka Area Chamber of Commerce, Vice-Chairperson of the Anoka-Ramsey Community <br />College Foundation, and Mid-America Economic Development Council Board of Directors. <br />Princeton Industrial Park Expansion Plan <br />Jim served as the Project Manager for the project for the City of Princeton. The project consisted of review and analysis <br />of the city’s existing industrial land, potential sites in the growth boundary area, and the market for new industrial land <br />in the area. The analysis included: industrial market overview, examining market trends and data for Princeton’s Market <br />Area, industrial market jobs data and industrial land development trends within the Market Area, and the current vacant <br />industrial sites in the City that are available for development. <br />State of Minnesota Regional Business Development Representative <br />Jim represented the state on recruitment visits to other markets both nationally and internationally to promote Minnesota <br />as a site for future expansions. He successfully completed development projects that included over $500 million in new <br />development including: <br /> ·CSI new headquarters and production facility on a brownfi eld site in New Brighton, 2014 <br /> ·The promotion of the T-CAP site as a home for the new Carefusion facility <br /> ·Toro Corporate Headquarters <br /> ·Olympus Research and Development Facility
