This condo consists of eight (8) lots ranging from 0.03 to 1.11 acres. • The transitional neighborhood/business zones have nineteen (19) undeveloped parcels, 252.4 acres of vacant land, and one (1) vacant building. The vacant NB land includes the northwest corner of the North Heights Lutheran Church property, which will not have its own access and contains wetlands, and the collection of small on the west side of Cleveland Avenue and south of County Road E2, which are wooded, contains wetlands and is split by a creek. The vacant NB land has little development opportunity. The majority of the vacant land in the B-1 district is a part of the Bethel University Campus or Valentine Lake and therefore is not available for development.
