The facility will be used for the sterilization of medical products manufactured by Boston Scientific. The addition would be located on the northeast corner of Building 9, which is located in the northeast corner of the campus adjacent to Cummings Park Drive and Lexington Avenue North. The sterilization facility would have a footprint of 4,927 square feet measuring approximately 97 feet in length and 46 feet in width. The location of the addition would impact an existing parking area on the north side of Building 9. As a result of the construction, eight parking stalls would be removed. The project would also include 3,400 square feet of interior renovations for the new sterilization facility. The addition would be approximately 15 feet in height with a mechanical penthouse extending an additional 13.5 feet above the roof deck on a portion of the structure. The addition would be constructed with reinforced masonry material. Exterior finish materials would include translucent fiberglass, synthetic stucco, and metal profile panels. Operating equipment located on the roof would be screened by an approximately 9-foot metal paneling screen. Additional ground level operating equipment would be contained in an approximately 403 square foot enclosure on the west side of the proposed addition. A complete plan set, including building and grading plans, is provided in Attachment C. Plan Review A full evaluation of the proposal was presented to the Planning Commission at their regular meeting on June 7, 2017. The staff report to the Planning Commission is included in Attachment D. The proposed addition is in conformance with the approved PUD for the campus and the underlying I-1 Zoning District regulations. Additional Review Building Official The Building Official reviewed the plans for the project and recommended that a condition be included that MPCA noise standards are met by the new roof and ground-mounted operating equipment. This condition was supported by the Planning Commission and is included as part of their recommendation. City Engineer The City Engineer has reviewed the plans for the project and has no additional comments. Lake Johanna Fire Department The Fire Marshal for the Lake Johanna Fire Department reviewed the plans and has no additional comments at this time.
