<br />City of Arden Hills <br />City Council Meeting for June 26, 2017 <br />P:\Planning\Planning Cases\2017\PC 17-013 - Boston Scientific - PUD Amendment\Memos_Reports_17-013 <br /> <br />Page 2 of 5 <br />Buildings A, B, and C to allow for their eventual sale. The facility will be used for the <br />sterilization of medical products manufactured by Boston Scientific. <br /> <br />The addition would be located on the northeast corner of Building 9, which is located in the <br />northeast corner of the campus adjacent to Cummings Park Drive and Lexington Avenue North. <br />The sterilization facility would have a footprint of 4,927 square feet measuring approximately 97 <br />feet in length and 46 feet in width. The location of the addition would impact an existing parking <br />area on the north side of Building 9. As a result of the construction, eight parking stalls would be <br />removed. The project would also include 3,400 square feet of interior renovations for the new <br />sterilization facility. <br /> <br />The addition would be approximately 15 feet in height with a mechanical penthouse extending <br />an additional 13.5 feet above the roof deck on a portion of the structure. The addition would be <br />constructed with reinforced masonry material. Exterior finish materials would include <br />translucent fiberglass, synthetic stucco, and metal profile panels. <br /> <br />Operating equipment located on the roof would be screened by an approximately 9-foot metal <br />paneling screen. Additional ground level operating equipment would be contained in an <br />approximately 403 square foot enclosure on the west side of the proposed addition. A complete <br />plan set, including building and grading plans, is provided in Attachment C. <br /> <br /> <br />Plan Review <br /> <br />A full evaluation of the proposal was presented to the Planning Commission at their regular <br />meeting on June 7, 2017. The staff report to the Planning Commission is included in Attachment <br />D. The proposed addition is in conformance with the approved PUD for the campus and the <br />underlying I-1 Zoning District regulations. <br /> <br /> <br />Additional Review <br /> <br />Building Official <br />The Building Official reviewed the plans for the project and recommended that a condition be <br />included that MPCA noise standards are met by the new roof and ground-mounted operating <br />equipment. This condition was supported by the Planning Commission and is included as part of <br />their recommendation. <br /> <br />City Engineer <br />The City Engineer has reviewed the plans for the project and has no additional comments. <br /> <br />Lake Johanna Fire Department <br />The Fire Marshal for the Lake Johanna Fire Department reviewed the plans and has no additional <br />comments at this time.
