� �i�I� HILLS CITY OF ARDEN HILLS COUNTY OF RAMSEY STATE OF MINNESOTA RESOLUTION NO. 2017-019 RESOLUTION APPROVING A MINOR SUBDIVISION FOR 3420 FAIRVIEW AVENUE AND 3417 LAI�'.E JOHANNA BOULEVARD WHEREAS: on June 5, 20l 7, Jeffrey and Lisa Kittelson, the property owners of 3420 Fairview Avenue and 3417 Lake Johanna Boulevard, submitted a completed application for review of a Minor Subdivision to transfer 4,295 square feet of land from 3420 Fairview Avenue to the adjacent property located at 3417 Lake Johanna Boulevard, as depicted on the attached Exhibit "A". WHEREAS: on July 5, 2017, the Planning Commission reviewed the application by Jeffrey and Lisa Kittelson and at the conclusion of the public hearing recommended approval, subject to nine conditions, after recommending approval of a variance to the lot width and landscape lot area for 3417 Lake J�ohanna Boulevard, and a variance to the requirement that Minor Subdivisions comply with all requirements of the Zoning Code, and making a finding that the proposed Minor Subdivision will not have an adverse impact on the surrounding properties or on the community as a whole. WHEREAS: on July 24, 2017, the City Council received and considered the recommendations of the Planning Commission. NOW TFIEREFORE BE IT RESOLVED: That the Council of the City of Arden Hi11s approves the Minor Subdivision for 3420 Fairview Avenue and 3417 Lake Johanna Boulevard, dated Ju]y 24, 2017 subject to the following seven conditions: 1. The applicant shall record the Minor Subdivision with Ramsey County and a copy shall be provided to the City within 180 days of the City's approval. 2. Monuments or stakes shall be installed to demarcate the new side property line between 3420 Fairview Avenue and 341'7 Lake Johanna Boulevard. 3. A Grading and Erosion Contro] Permit sha11 be required prior to construction of the new dwelling at 3417 Lake Johanna Boulevard. 4. If required, the applicant shall provide the City with a copy of the Rice Creek Watershed District Permit for the new dwe]ling at 34l 7 Lake Johanna Boulevard.
