2 <br /> <br />Key Facts <br />• Gross area = 5.32 acres <br />• Existing zoning is R-1 Single Family Residential <br />• 2009 Comprehensive Plan land use guidance is Medium Density Residential (6 to 9 <br />units/acre) <br />• Proposed zoning is R3 and Planned Unit Development (PUD) <br />• Proposed use is 59 attached townhomes with homeowners association maintenance <br />• Gross density is 11.1 units/acre <br />• Net density is estimated at 11.1 units/acre <br />• Perimeter setbacks <br />o 30 feet building setback along I-694 <br />o 15 feet building setback along Parkshore Drive to the north <br />o 15 feet building setback along park/open space to the west <br />o 28 and 30 feet pavement setbacks to existing single family property to the <br />southeast <br />o 40, 82, and 79 feet building setbacks to existing single family property to the <br />southeast <br />• Distance between buildings is a minimum of 20 feet <br /> <br />Previous Application <br />The City approved a final plat and PUD for North Ridge Apartments Addition in December 1989. <br />The plat was recorded in the following year, resulting in the current assemblage of multiple <br />apartment lots (see below). <br /> <br /> <br />The City approved an extension for the PUD until January 1, 1992. However, no subsequent <br />extensions were approved and development of the site never occurred. Therefore, this <br />previously approved PUD has expired. <br /> <br />Our current application consists of four of the five previously approved apartment lots (outlined <br />in red in the above graphic). An additional apartment lot exists to the southeast and is not part of <br />this application. <br /> <br />It should be noted that as part of the previous final plat approval, 0.715 acres of land on the <br />west side of the original property was dedicated to the City to satisfy park dedication <br />requirements. This amount of park dedication equates to 13.4% of the total land in the current <br />application. It is our expectation that this park dedication satisfies all park dedication <br />requirements for the current application.
