6 <br /> <br />The northeast corner of the neighborhood drains toward Old Highway 10. We propose to <br />construct a small pond in this area. It should be noted that due to legacy road realignment <br />projects from the past, the current Old Highway 10 right-of -way is much wider than needed. In <br />conjunction with our future preliminary plat/PUD application, we anticipate working with your <br />City Engineer and petitioning to vacate this excess right-of -way or constructing the pond in the <br />excess right-of -way. <br /> <br />Streets <br />As is typical in townhome neighborhoods, it will have private streets which will be owned and <br />maintained by the homeowners association. <br /> <br />Phasing & Schedule <br />The following preliminary schedule for development is envisioned based on current information: <br /> <br />Fall 2017 City approvals <br />Summer 2018 Development of the entire property <br />Fall/Winter 2018 Model home opens (begin sales) <br />2020/2021 Full development buildout <br /> <br />We anticipate developing Parkshore Village in one construction phase. <br /> <br />This submittal includes: <br /> <br />• This na rrative <br />• Concept Plan application <br />• Application fees totaling $1,150 <br />• Concept Plan w/dimensions and aerial photo <br />• Color rendering of Concept Plan <br />• Rendering of fire pit area <br />• Architectural photos, floor plans, and example color palettes
