4 <br />194483v5 <br />the approval’s expiration date. Extension requests must be submitted in writing to the City at <br />least forty-five (45) days prior to the expiration date. <br />3. The Developer shall provide the City with a copy of the Rice Creek <br />Watershed District permit and Operations and Maintenance Agreement (for the stormwater <br />management system) for the Project prior to the issuance of any development permits. <br />4. The Developer shall obtain a Right-of-Way Permit from the City for any <br />construction work required for the development within the Northwoods Drive right-of-way. <br />5. Final grading, drainage, utility, and site plans shall be subject to approval <br />by the City Engineer, Building Official, City Planner, and Fire Marshall prior to the issuance of a <br />grading and erosion control permit or other development permits. <br />6. Final construction plans shall be subject to approval by the Building <br />Official and Fire Marshall prior to the issuance of a building permit. <br />7. The Project shall be constructed consistent with the proposed building <br />standards, design and colors in conformance with the plans submitted to and approved by the <br />City. <br />8. Landscaping shall be installed pursuant to the Plans and details submitted <br />to and approved by the City, which shall include the following: <br />(i) The Developer shall provide evergreen shrubbery plantings along <br />Northwoods Drive to screen the adjacent parking lot. <br />(ii) The Developer shall provide a minimum of 1,660 square feet of <br />perennials and/or shrubbery plantings. <br />(iii) The Developer shall meet the tree ratio planting requirements as <br />specified in Section 1325.05, Subd. 1(F)(2) of the Arden Hills <br />Zoning Code. <br />(iv) The Developer shall pay the City a fee in lieu of tree loss <br />replacement in the amount of $30,240 prior to the issuance of any <br />development permits. The payment shall be used by the City for <br />new tree plantings on City owned property. <br />
