A variance is needed for the property at <br />3417 Lake Johanna Boulevard to have a lot width and landscape lot area less than the minimum <br />requirements for the R-2 District. A variance is also needed from the requirement that a Minor <br />Subdivision meet all of the existing provisions of the City Code. <br /> <br /> <br />Background <br /> <br />1. Overview of Request <br /> <br />The applicants in this case are the current owners of the properties located at 3420 Fairview <br />Avenue and 3417 Lake Johanna Boulevard. The two properties are adjacent to one another and <br />are situated at the northwest corner of Lake Johanna. The applicants currently reside at 3420 <br />Fairview Avenue and would like to sell this property and construct a new dwelling on 3417 Lake <br />Johanna Boulevard. <br /> <br />In order to facilitate the redevelopment of 3417 Lake Johanna Boulevard, the applicants have <br />requested a lot line adjustment through the Minor Subdivision process that would transfer 4,295 <br />square feet of property from 3420 Fairview Avenue (Lot 4) to 3417 Lake Johanna Boulevard <br />(Lot 5). Lot 5 is currently a legal nonconforming lot because it does not meet the minimum area <br />requirement (11,000 square feet) or minimum width requirement (85 feet) for properties in the <br />R-2 District.
