Detached structures are required to be setback at a <br />minimum of 10 feet from side property lines. The lot line adjustment would result in the existing <br />shed encroaching on this required setback. The submitted plans indicate the shed would be <br />removed and this has been included as a condition of approval as well. <br /> <br />Lot Coverage <br />Lot coverage for Lot 4 and Lot 5 was calculated using the approximate lot areas if right-of-way <br />for Lake Johanna Boulevard were subtracted from the overall total lot area, as discussed above. <br />The maximum structure coverage allowed in the R-2 District is 25 percent. The preliminary <br />building plans for 3417 Lake Johanna Boulevard indicate the property would have structure <br />coverage of 2,420 square feet, or 19.62 percent of the lot area. The structure coverage for 3420 <br />Fairview Avenue would be 10.79 percent of the lot area. <br /> <br />A minimum of 65 percent of each lot is required to be maintained with landscape coverage. With <br />the lot line adjustment the landscaped lot area for 3420 Fairview Avenue would be 81.60 <br />percent.
