Recommend Approval with Conditions: Motion to recommend approval of Planning Case <br />17-017 for a Minor Subdivision and Variance for a lot line adjustment at 3420 Fairview <br />Avenue and 3417 Lake Johanna Boulevard, based on the findings of fact and the submitted <br />plans, as amended by the nine (9) conditions in the July 5, 2017, Report to the Planning <br />Commission. <br /> <br />2. Recommend Approval as Submitted: Motion to recommend approval of Planning Case 17- <br />017 for a Minor Subdivision and Variance for a lot line adjustment at 3420 Fairview Avenue <br />and 3417 Lake Johanna Boulevard, based on the findings of fact and the submitted plans in <br />the July 5, 2017, Report to the Planning Commission. <br /> <br />3. Recommend Denial: Motion to recommend denial of Planning Case 17-017 for a Minor <br />Subdivision and Variance for a lot line adjustment at 3420 Fairview Avenue and 3417 Lake <br />Johanna Boulevard, based on the following findings of fact: findings to deny should <br />specifically reference the reasons for denial. <br /> <br />4. Table: Motion to table Planning Case 17-017 for a Minor Subdivision and Variance for a lot <br />line adjustment at 3420 Fairview Avenue and 3417 Lake Johanna Boulevard: a specific <br />reason and/or information request should be included with a motion to table. <br /> <br /> <br />Notice <br /> <br />A public hearing notice was mailed to all properties within 500 feet of the subject property and <br />published in the Shoreview-Arden Hills Bulletin on June 21, 2017. <br /> <br /> <br />Public Comments <br /> <br />Staff has received a comment from the property owner residing at 3368 Lake Johanna Boulevard <br />who expressed their support for the request (Attachment G). <br /> <br /> <br />Deadline for Agency Actions <br /> <br />The City of Arden Hills received the completed application for this request on June 5 2017. <br />Pursuant to Minnesota State Statute, the City must act on this request by August 4, 2017 (60 <br />days), unless the City provides the petitioner with written reasons for an additional 60-day <br />review period. The City may extend the review period beyond the 120 days, with the applicant’s <br />permission. <br /> <br />
