Minor Subdivision / Lot Split and Variance Application <br />3420 Fairview Ave N. / 3417 Lake Johanna Blvd Arden Hills, MN 55112 <br /> <br />Request made by Jeffrey and Lisa Kittelson <br /> <br />My wife and I recently bought 3417 Lake Johanna Blvd. This house is adjacent to ours to the <br />south. We currently have our home at 3420 Fairview Ave for sale and intend to build a new <br />home at 3417 Lake Johann Blvd. We have lived in Arden Hills for approximately 16 years. <br />Our kids have graduated from Mounds View High School so we have found that we no <br />longer need the larger home. We have spent the last two years looking for other lake <br />properties in the twin cities areas to purchase, but have been unable to find one to fit our <br />needs and/or budget. I've even sent letters to other home owners on Lake Johanna inquiring <br />about their property and the possibility of buying it. We absolutely love our neighbors and <br />the City of Arden Hills. So in normal conversation with our neighbors we discussed the <br />option to purchase their home and the possibility of building a new one. <br /> <br />We currently own both properties and are seeking the city's approval to take some of our <br />current lot (3420 Fairview) .72 acres and give it to 3417 (Lake Johanna Blvd) .21 acres to <br />make the lot acceptable to a new home. The reason for moving the lot line is to create more <br />impervious space for the new home to meet today's requirements for impervious space and to <br />create a lot and home that would be closer with today's standard lots and homes. <br /> <br />Even with moving the purposed lot line the landscape coverage ration comes out to 60% <br />which is 5% short of requirement. We have already reduced the size of the house by 4 feet to <br />attempt to get closer to the 65% requirement. The 60% landscape coverage is caused by the <br />fact the lot is very long and very narrow and can only be accessed from Fairview Ave <br />therefore requiring almost 100 feet of driveway. We have made the driveway a single lane <br />with a turnaround at the garage to minimize hard surface. If need be the plan has a storm <br />sewer drain that can be put it to remove drainage away from the neighbors home. Therefore <br />we are asking for a variance to reduce the landscape coverage to 60% coverage. <br /> <br />My wife and I have put a lot time effort and prayer into this project. Our last hurdle is the <br />approval of the minor subdivision and the variance from the City of Arden Hills. We will <br />plan to attend the meetings for this to be approved and also be there to answer any questions <br />people may have. We are very hopeful this will be approved.
