Chapter 13, Zoning Code Review <br /> <br />Section 1320.06 – District Requirements – Meets Requirements of Approved PUD <br /> <br />Properties in the B-2 District are required to provide a minimum landscape lot area of 20 percent. <br />The approved PUD granted flexibility in this area and permitted a landscape lot area of 15.3 <br />percent. The proposed site modifications would not result in a reduction in pervious surface area. <br /> <br />Section 1325.04 – Additional Minimum Requirements for Drive-in Businesses, Drive-up <br />Windows, Fast Food Restaurants, and Automobile Service Stations <br /> <br />The Zoning Code requires drive-in businesses, drive-up windows, and fast food restaurants to <br />meet additional site and building design requirements. Since the property already includes an <br />approved drive-up window, the requirements on location, landscaping, screening, and access do <br />not apply in this case. The following section reviews the requirements in the Zoning Code that <br />would still be applicable. <br /> <br />Electronic Devices – Meets Requirements <br />Electronic devices, such as loud speakers, are not permitted to be located within 50 feet of any <br />adjacent lot. A menu ordering board is proposed at the northwest corner of the building. The <br />closest adjacent lot to the west is approximately 53 feet from the menu board. <br /> <br />Snow Storage – Meets Requirements <br />Adequate area shall be designed for snow storage such that clear visibility shall be afforded from <br />the property to any public street. The proposed modifications to the site for the drive-up window <br />would not impact the current snow storage areas that are available for use. <br /> <br />Design – Meets Requirements <br />The design of all structures is required to be compatible with other structures in the surrounding <br />area. No significant alterations are proposed to the west façade of the building to accommodate <br />the new tenant. The existing structure is compatible with other development in the area. <br /> <br />
