Exterior Finish <br /> <br />The exterior finish of accessory structures is required to be compatible in appearance and <br />material used with the principal structure on the property. The principal dwelling and existing <br />detached garage have a tan exterior finish. The new detached garage has a dark grey exterior <br />finish. As a recommended condition of approval, the applicant would be required to paint the <br />new garage so that it is more compatible with the principal structure. <br /> <br />F. Lot Coverage <br /> <br />The maximum structure coverage permitted in he R-2 District is 25 percent and the minimum <br />landscape lot area is 65 percent. As proposed, the structure coverage on the lot would be 22.3 <br />percent and the landscape lot area would be 56.8 percent. The proposal would not result in a <br />reduction in landscape lot area as the garage is located on an existing impervious surface. The <br />applicant would be required to obtain a Building Permit for the new garage and complete all <br />improvements necessary to bring the structure into compliance with the Building Code. <br /> <br />City Engineer <br />The City Engineer has reviewed the plans and has no additional comments at this time. <br /> <br />
