<br />Thanks for allowing me to apply for a property variance. <br />I will address the criteria that is used to review a variance application for the city of Arden Hills <br />· Purpose and Intent. The Variance request shall comply with the purpose and intent <br />of the provisions of City's Zoning Regulations and with the policies of the City's <br />Comprehensive Plan. <br />· Reasonable Use. The property owner proposes to use the property in a reasonable <br />manner not permitted by the Zoning Ordinance. <br />· Unique Circumstances. The plight of property owner is due to circumstances <br />unique to the property not created by the landowner. <br />· Character of Neighborhood. The variance, if granted, will not alter the essential <br />character of the neighborhood. <br />· Economic Consideration. Economic consideration alone does not constitute a <br />practical difficulty. <br /> <br />My responses: <br />The purpose of the new garage will be to park my car and my wife’s car. I have taken <br />over the “old” garage with my wood working hobby equipment, and there has not been <br />room to pull the vehicles inside <br /> <br />The use of the new garage will be reasonable for the neighborhood as several homes now <br />have multiple car garages. <br /> <br />Our lot is very narrow and long which allows me to meet all of the requirements of the <br />city except the setbacks from the north and south property lines. <br /> <br />The “new” garage will be the same distance from these property lines as the “old “ <br />garage. It seems to fit in nicely on the cement pad that has already in place for a number <br />of years. It cannot be seen from the front of the house and is tucked in quite a distance <br />from the back alley. <br /> <br />The variances I am requesting are as follows <br /> <br />· Setback of 2.5 feet from north side property line (minimum setback of 10 feet <br />required) <br />· Setback of 8 feet from south side property line (minimum setback of 10 feet <br />required) <br />· 3 accessory structures (no more than 2 accessory structures are permitted on a <br />property in a residential district) <br /> <br />Tim and Kate Bredow <br /> 3415 Lake Johanna Blvd. <br />Arden Hills, MN <br /> <br />
