It <br /> --AR EN_ HILLS <br /> CITY OF ARDEN HILLS <br /> COUNTY OF RAMSEY <br /> STATE OF MINNESOTA <br /> RESOLUTION NO. 2018-023 <br /> RESOLUTION APPROVING A MINOR SUBDIVISION FOR <br /> 3655 HAMLINE AVENUE NORTH <br /> WHEREAS: on February 5, 2018, Wonderful Home Builders, LLC, submitted a completed <br /> application for review of a Minor Subdivision to subdivide the existing 70,131 square <br /> foot parcel of land located at 3655 Hamline Avenue North, as depicted on the attached <br /> Exhibit"A". <br /> WHEREAS: on March 7, 2018, the Planning Commission reviewed the application by <br /> Wonderful Home Builders, LLC, and at the conclusion of the public hearing <br /> recommended approval, subject to eight conditions, after making a finding that the <br /> proposed Minor Subdivision will not have an adverse impact on the surrounding <br /> properties or on the community as a whole. <br /> WHEREAS: on March 26, 2018, the City Council received and considered the <br /> recommendations of the Planning Commission. <br /> NOW THEREFORE BE IT RESOLVED: That the Council of the City of Arden Hills <br /> approves the Minor Subdivision for 3655 Hamline Avenue North, dated March 26, 2018 subject <br /> to the following eight conditions: <br /> 1. The applicant shall record the Minor Subdivision with Ramsey County and a copy shall <br /> be provided to the City within sixty(60) days of the City's approval. <br /> 2. The applicant shall record the drainage and utility easements as shown on the submitted <br /> survey with Ramsey County and a copy shall be provided to the City within sixty (60) <br /> days of the City's approval. <br /> 3. The applicant shall pay the required park development fee of $6,500 prior to recording <br /> the Minor Subdivision. <br /> 4. Monument stakes shall be installed to demarcate the property line between Parcel A and <br /> Parcel B. <br /> 5. A Building Permit and Grading and Erosion Control Permit shall be required for the new <br /> dwelling on Parcel A. <br />
