The lot standards included in the Subdivision Ordinance and <br />TCAAP Redevelopment Code would be evaluated at that time. <br /> <br />D. Park Dedication <br /> <br />Park dedication requirements for the Rice Creek Commons development will be determined at <br />the time Outlot A and Outlot C are subdivided for future development. Park dedication is not <br />required as part of the current platting process. <br /> <br /> <br />2. Chapter 13, Zoning Regulations Review <br /> <br />The current platting process is not associated with any specific development proposals. Future <br />subdivision and replatting of Outlot A and Outlot C for the Rice Creek Commons development <br />will be evaluated based on the Arden Hills Zoning Code and the TCAAP Redevelopment Code. <br /> <br />The proposed transfer of Outlot B and Outlot D to Ramsey County Parks and Recreation for the <br />Rice Creek North Regional Trail corridor and the Rice Creek remeander is consistent with the <br />current Arden Hills Zoning Map and the 2030 Comprehensive Plan. <br /> <br /> <br />Additional Review <br /> <br />Building Official <br />The Building Official has reviewed the application and does not have any comments at this time. <br /> <br />Public Works Director/City Engineer <br />The Public Works Director/City Engineer has reviewed the application and does not have any <br />comments at this time. <br /> <br /> <br />Findings of Fact <br /> <br />The Planning Commission must make a finding as to whether or not the proposed application <br />would adversely affect the surrounding neighborhood or the community as a whole based on the <br />aforementioned factors. Staff offers the following five findings for consideration: <br /> <br />1. The former Twin Cities Army Ammunitions Plant (TCAAP) site is in the northwest <br />corner of the City located to the east of U.S. Highway 10 and I-35W, north of Highway <br />96, west of the Arden Hills Army Training Site, and south of County Road I. <br />2. Ramsey County has requested a Preliminary Plat and Final Plat of the TCAAP site in <br />order to define the boundary of the property, simplify the legal description of the <br />property, transfer right-of-way and land to public agencies for recently completed road
