The property is located in <br />Sign District 3 and is permitted to have one temporary wall sign not to exceed 10 square feet in <br />size. Since the building currently has units for lease, the property is allowed one additional <br />temporary sign not to exceed 25 square feet in size. <br /> <br />The applicant has indicated they would like to display the temporary signs from when a sign <br />permit is issued until November 1, 2018. The Sign Code allows a property to display a temporary <br />sign for no more than 30 days per calendar year. A sign advertising available space for lease in a <br />building can be displayed until seven days after the building is leased. <br /> <br />The City approved a similar application from Arden Village, LLC in 2014 for the same two <br />temporary wall signs after the building first opened (Planning Case 13-023). The temporary signs <br />were displayed for approximately seven months at that time. <br /> <br />The applicant has provided a letter with their request for additional signage and elevations of the <br />building depicting the proposed signage. <br /> <br />Plan Evaluation <br /> <br />A full evaluation of the proposal was presented to the Planning Commission on May 9, 2018. <br />The staff report to the Planning Commission on this case is provided in Attachment D. Draft <br />minutes from the May 9, 2018 meeting are included in Attachment E. <br /> <br />Sign Standard Adjustments – Section 1260.01 <br /> <br />Section 1260.01 of the Sign Code permits adjustments to sign height, number, type, lighting, <br />area, and/or location through the Site Plan Review process if criteria number 1 or 2 is met and <br />the required criteria number 3 is met: <br /> <br />1. There are site conditions which require a sign adjustment to allow the sign to be <br />reasonably visible from a street immediately adjacent to the site; or, <br /> <br />2. The sign adjustment will allow a sign of exceptional design or a style that will enhance <br />the area or that is more consistent with the architecture and design of the site; and <br /> <br />3. The sign adjustment will not result in a sign that is inconsistent with the purpose of the <br />zoning district in which the property is located or the current land use. <br /> <br />Findings of Fact <br /> <br />The Planning Commission reviewed Planning Case 18-009 at their meeting on May 9, 2018. <br />Draft minutes from the meeting are included in Attachment E.
