<br />1 <br />198004v3 <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />(reserved for recording information) <br /> DEVELOPMENT CONTRACT <br />(Developer Installed Improvements) <br /> <br />LAKE JOHANNA STATION 1 <br /> <br />(PC #18-013) <br /> <br /> <br /> This DEVELOPMENT AGREEMENT (“Agreement”) is dated effective ____________ ___, 2018, <br />and is entered into by and between the CITY OF ARDEN HILLS, a Minnesota statutory city (“City”) and <br />JOURNEY HOME MINNESOTA, a Minnesota nonprofit corporation (the “Developer”). <br /> <br /> 1. REQUEST FOR PLAT APPROVAL. The Developer submitted a completed application <br />on the 18th day of May, 2018, requesting the City to approve a plat for LAKE JOHANNA STATION 1 (referred to in <br />this Contract as the "plat"). The land is situated in the County of Ramsey, State of Minnesota, and is legally <br />described on Exhibit A attached hereto (the “Subject Property”). The Developer will subdivide the property into <br />three (3) single family residential lots. <br /> 2. CONDITIONS OF PLAT APPROVAL. On the 29th day of May, 2018, the Arden Hills <br />City Council approved the plat on condition that the Developer enter into this Contract, furnish the security <br />required by it, obtain approval by the Metropolitan Council to amend the Arden Hills 2030 Comprehensive Plan to <br />change the 2030 Future Land Use Map designation of the Subject Property from Public and Institutional use to <br />Very Low Density Residential use; and record the plat with the Ramsey County Recorder within 60 days of the <br />City Council’s approval of the Final Plat and provide the City with a recorded copy. <br />3. CITY COUNCIL REVIEW. On the 29th day of May, 2018, the City Council reviewed the <br />application at a public hearing, the reports and recommendations of the City’s staff and consultants, the reports
