These metrics <br />are not uncommon for a building of this vintage, but there is room for improvement. Cost effective energy <br />conservation measures may be possible. <br /> <br />Plumbing <br />The building has a combined 6” fire protection / domestic water service. The water entry is in the lower level <br />where it splits into the separate 2-1/2” domestic water and 3” fire protection services. The building is fully <br />sprinklered. A sub-meter is installed in the domestic cold water pipe serving the irrigation water supply. <br />An 820 CFH, 2 psig natural gas meter is located in the equipment yard on the south side of the building to serve the <br />boilers, water heater and fireplace. A 1” gas service enters the building below grade. <br />Multi-fixture, public, men’s and women’s restrooms are located on both the first and lower levels. A single fixture <br />staff restroom is located on the first level. A sink is installed in the kitchenette in the lower level. No plumbing <br />fixtures are on the upper level. <br /> <br />A 75 gallon, 120 mbh, storage-type domestic hot water heater with domestic hot water circulation pump is located <br />in the mechanical room.
