<br />5 <br /> <br />Preliminary Plat <br />The preliminary plat is generally consistent with the requirements of the Zoning and Subdivision <br />Ordinances. As of the date of preparation of this report, the applicant has not submitted complete <br />drainage calculations or an updated wetland delineation report. This information must be <br />submitted and approved before any land disturbing activity on the site. Approval of this plat <br />should be contingent on submittal of this information, and approval by the City Engineer. While <br />we do not anticipate any insurmountable issues, staff suggests the City Engineer be given the <br />ability to require additional review by the Planning Commission and City Council should <br />significant changes be required as a result of the drainage and wetland reports. <br /> <br />Approval of this development should be subject to the following conditions: <br /> <br />1. The applicant must submit complete drainage calculations and an updated wetland <br />delineation report for approval by the City Engineer. The City Engineer has the ability to <br />require additional review by the Planning Commission and City Council should <br />significant changes be required as a result of these reports. <br />2. The comments in the memorandum from the City Engineer, dated October 5, 2017, must <br />be addressed to the City Engineer’s satisfaction prior to issuing permits for grading, <br />utilities, or other work. <br />3. The existing field access to CH 61 shall be completed removed from the County right-of- <br />way and graded to match the existing ditch. The field access shall not be used as a <br />construction access. <br />4. Obtain all necessary permits prior to work on the site. <br />5. Revise the landscape plan (Sheet 11 of Preliminary Plans for Grading, Drainage and <br />Erosion Control) to include additional landscaping along the south boundary of the plat. <br />6. Add sidewalk along the west side of Stonebridge Path south of Boulder Pass Street to the <br />south boundary of the plat. <br />7. Extend the sidewalk on the east side of Stonebridge Path to the north boundary of the <br />plat. <br />8. Extend the sidewalk on the north side of Boulder Pass Street to the west boundary of the <br />plat. <br /> <br />****************************************************************************** <br />ATTACHMENTS: <br />1.
